What Does a $1,00,000 Long Beach Home Really Cost Per Month?

Posted

At the 7.24% average 30-year rate Freddie Mac reported on October 29, 2026, principal and interest on a $1 million purchase runs about $5,452 a month with 20% down and about $6,474 with 5% down. Property tax adds about $833 a month at the 1% base rate, and insurance, mortgage insurance, and HOA dues come on top. Here is the full picture and what I would budget for.

Rates are from Freddie Mac’s Primary Mortgage Market Survey as of October 29, 2026, which covers conventional 30-year fixed loans for borrowers putting 20% down with excellent credit. Payments are principal and interest on a 30-year fixed loan, computed from those rates. A $1 million price is an illustration, close to the September 2026 Long Beach single-family median of $1,025,000 (Pacific West Association of REALTORS® Local Market Update, CRMLS data as of October 2, 2026). Your rate depends on your down payment, credit, and lender.

Principal and Interest at Different Rates

30-Year Rate5% Down ($950,000 Loan)10% Down ($900,000 Loan)20% Down ($800,000 Loan)
6.50%$6,005$5,689$5,057
7.00%$6,320$5,988$5,322
7.24% (Freddie Mac average, Oct 29)$6,474$6,133$5,452
7.50%$6,643$6,293$5,594

For scale, the same $800,000 loan at the 6.17% average from a year earlier would be about $4,884 a month. The rate move alone adds about $568 a month, or roughly $6,800 a year. On these loan sizes, a tenth of a point is worth about $55 to $65 a month.

What Else Goes Into the Monthly Number

Property tax

The base property tax rate is 1% of the purchase price, plus any voter-approved charges that vary by location. On $1 million that is about $10,000 a year, or about $833 a month, before those charges. Your actual bill depends on the tax rate area, so check it for the specific home.

Insurance, mortgage insurance, and HOA dues

  • Homeowner’s insurance: get quotes, since premiums vary by home and location.
  • Mortgage insurance: it usually applies with less than 20% down, and FHA loans have their own version. Ask a lender for a quote.
  • HOA dues and special assessments, if the home is a condo or in a planned community.
  • Maintenance and repairs, which belong in the monthly budget even though they do not arrive monthly.

As one example, 10% down at 7.24% is about $6,133 in principal and interest plus about $833 in base property tax, or roughly $6,966 a month before insurance, mortgage insurance, HOA dues, and voter-approved charges.

Bao’s Take: Beyond the Numbers

Budget the payment, not just the price

I would start from the monthly payment you can carry comfortably, work backward to a price, and then test it at a slightly higher rate. A few tenths of a point can move the payment by well over $100 a month on these loan sizes, so a budget with no room for that is fragile. Down payment and payment are a tradeoff

Putting more down lowers the payment and can remove mortgage insurance, but it leaves less cash after closing. I would ask a lender to price both versions and compare them side by side. The cash side is in How Much Money Do You Really Need to Buy a Home in Long Beach?, and the September 2026 Long Beach market report shows where prices stand now.
